Solicitor – Commercial Property – Swansea – 2-5+ Years PQE
Location: Swansea
Type of Role: Permanent, Full time
Salary: £45,000 to £65,000 (depending on experience)

A well established and growing regional law firm is seeking an ambitious Commercial Property Lawyer (2-5+ years PQE) to join its expanding team in Swansea. This is an excellent opportunity to work with a diverse client base on a wide range of commercial property matters, while contributing to the continued development of a high performing department.

The Role
You will manage a varied and stimulating caseload, including:

  • Commercial lease and Landlord & Tenant matters (grants, assignments, licences, rent deposits, surrenders)
  • Advising on estate management and ongoing property issues
  • Acquisitions and disposals of freehold and leasehold commercial properties
  • Supporting commercial and residential development projects (site acquisitions, options, conditional contracts, promotion agreements, planning, plot sales)
  • Handling secured lending, real estate finance, agricultural land transactions and renewable energy projects
  • Providing property due diligence support to the Corporate team
  • Managing technical matters such as lease extensions, enfranchisement, title issues, portfolio transactions and compulsory purchase matters
  • Ensuring files progress efficiently with strong financial and billing performance
  • Building and maintaining strong client relationships and supporting business development
  • Supervising and mentoring junior team members where appropriate
  • Ensuring compliance with regulatory and best practice requirements

Candidate Requirements
This role is suited to a lawyer who:

  • Is a qualified Solicitor, Chartered Legal Executive or Licensed Conveyancer (England & Wales)
  • Has 2-5+ years’ PQE in Commercial Property
  • Can manage their own caseload confidently and independently
  • Possesses strong technical knowledge across a broad range of commercial property matters
  • Is highly organised, proactive and able to thrive in a fast paced environment
  • Demonstrates excellent communication and interpersonal skills
  • Has a strong client focused mindset and attention to detail
  • Can build effective internal and external relationships
  • Has experience of, or an interest in, supervising junior colleagues
  • Brings a collaborative, positive and team oriented approach
